Paloma Resources has released the entire schedule of natural gas lease signings for the property owners in the Little Green Ark (LGA) area.  Here it is:

Lease signings will be as follows:
 
            Location - Lake Arlington Baptist Church
                                  2912 Little Road (lower level entrance, facing Little Rd.)
            When      - The dates indicated for each group
            Time       - 5:30 - 8:00PM, all dates
 
     
      Things to bring to/know about the signing meetings:
 
·         All names on the property title must sign the gas lease.  Married couples must both sign.
·         All lease signing property owners must bring a photo ID to the meeting.  Can be a driver’s license, passport, or government issued ID card.
·         Out of town property owners can be handled by courier service, if need be.
 
 If names have changed since the property was purchased in a Warranty Deed, then you need to also bring the following:
·         If divorced - A divorce decree.
·         If a spouse has died - A probated will, Affidavit of Heirship, Trust agreement documents.
·         If a name has changed - Proper paperwork filed to prove so.
·         If someone else can sign for an individual or individuals - Power of Attorney    paperwork.
·         If the property is in the name of a Trust - Copy of the Trust.

I wanted to make sure someone has contacted you regarding our gas lease agreement with Paloma Resources.

When we talked to Paloma about including your neighborhood in our group, they agreed. They have
asked us to contact you and try to get your neighbors to sign up with us. All we need from each property
owner is an e-mail or phone call to let us know that they are interested in joining the group. Your neighbors
can send us an e-mail at littlegreenark@sbcglobal.net

Since we signed our lease agreement, the CATS group (also known as the Lake Arlington group) no
longer considers Little Green Ark within their boundaries. That puts you in a little bit of a strange situation,
because I don't know if they still consider Pineridge Estates within their boundary. I would suggest you
contact them and confirm whether or not they do.

We are not telling you that you have to join our group, we just don't want to leave you out in the cold.
We feel our lease agreement is a pretty good deal, and several of our neighbors have already begun
signing their actual mineral rights lease contracts with Paloma.

As we communicated to you over the past few days, Little Green Ark has reached an agreement with
Paloma Barnett, LLC, over a non-surface oil and gas lease, which will allow them to access the
minerals under your property without using the surface of your land. Here’s a quick recap of the
deal, extended to all property owners within our expanded boundaries who haven’t already
signed individually:

~ $22,000 per acre signing bonus;

~ 25% no cost Royalty (i.e., royalty payments are made to us before costs for production,
distribution, etc. are deducted);

~ 3 year lease, with a 2 year option to extend, at a bonus amount equal to the bonus paid ($22,000/acre)
for the initial lease;

~ Property owners to be paid by 10-business-day vouchers, to be exchanged for checks after the
10th business day, payment subject to approval of title.

~ The agreement includes mineral rights to the center of the street. (The only known exception to
this is in Oak Valley Estates, which includes Oak Valley Dr.; part of Bonneville Dr; Sandy Oak Ct.;
and Trail Oak Ct. The developer retained the mineral rights under those streets.)

SW Arlington group reports drill site

Little Green Ark,* a new neighborhood group in southwest Arlington, reports that Paloma Resources has signed a lease for a drilling site on land owned by Lake Arlington Baptist Church, 2912 Little Road. The group says it would open to development the area located south of Arkansas Road, east of Green Oaks Boulevard and west of Little Road. The group figures it has most of the Wooded Acres neighborhood, but perhaps a third of the overall area.

The group's area  falls within the proposed boundaries of the much larger CATS group, and there are discussions to see if Little Green Ark should join forces with CATS. For out latest post on CATS, click here. In the meantime, Little Green Ark has meetings planned for March 4 and March 6, both at 7 p.m. at the Lake Arlington Baptist Church sanctuary.

Little Green Ark Neighborhood Group - Lease Announcement!
 
The Little Green Ark (LGA) neighborhood association is pleased to announce that Paloma Barnett, LLC, has extended a natural gas lease offer to all property owners within the expanded boundaries of LGA, who have not already signed individually with a leasing company.
 
The primary points of the offer are:
   
~ $22,000 per acre signing bonus;
   
~ 25% no cost Royalty (i.e., royalty payments are made to us before costs for production, distribution, etc. are deducted);
   
~ 3 year lease, with a 2 year option to extend, at a bonus amount equal to the bonus paid ($22,000/acre) for the initial lease;
   
~ Property owners to be paid by 10-business-day vouchers, to be exchanged for checks after the 10th business day, payment subject to approval of title.
   
~ The agreement includes mineral rights to the center of the street.  (The only known exception to this is in Oak Valley Estates, which includes Oak Valley Dr and at least part of Bonneville Dr.  Apparently, the developer retained the mineral rights under those streets.  Paloma is currently researching the matter.)
 
An identical offer has been extended simultaneously to the Murwick Neighborhood Association (MANA).  MANA covers an area just east of Little Rd, and south of Mayfield.  The two groups abut along a portion of Little Rd., and that in part is what motivated Paloma to extend the offer to both areas at the same time.
 
Both LGA and MANA have accepted Palmoa's offer and have signed a letter of intent.  Please understand, however, that our signing of the letter makes no guarantee or representation to Paloma that any individuals in the LGA area will in fact sign mineral rights leases with Paloma.  You are still free to sign or not sign.  However, this lease matches the best offers made to date to other neighborhoods in our area, so the organizers of LGA endorse this deal and encourage you to sign this offer with Paloma.
 
Paloma will send a letter to every property owner within the expanded LGA area who hasn't otherwise already signed individually - even to the folks who haven't contacted us yet.  The letter will be an official notice of the agreement we reached with them, and will list the principle terms of the lease, plus the dates, times and place of the first lease signing meeting.  We've been advising you all along to not pay any attention to material you receive from a leasing company.  Well, our advice is different now!  The letter you receive from Paloma in a couple of days is one you need to pay close attention to.
 
The "expanded boundaries" of LGA run from Mayfield south to just above Kroger, still within Little and Green Oaks.  Paloma added the area because we were receiving so many calls from residents there who wanted inclusion in LGA.  Property owners outside our boundaries, but close to them, who have previously contacted us, will try to be accommodated with this agreement. 
 
Things are going to start happening fast, now.  The first lease signings will be Mon, 24 Mar 2008, and 31 Mar, 2008.  As of now, it will only be for the property owners in the northeast portion of our area.  This matter will be addressed in a separate e-mail tomorrow, giving more specifics.
 
Even though every property owner within our area is included in the agreement (except those signing separately), we still need to hear from those who haven't yet contacted us.  We need e-mail addresses and phone numbers.  So, if you have a neighbor who hasn't contacted us yet, please tell him/her the good news about this deal, and ask them to contact us.  This is one time your neighbors will love to hear from you!!  Look at our web site (www.littlegreenark.wordpress.com) to see the neighbors who have/haven't contacted us.
 
The MANA organizers did a masterful and thorough job of putting together the agreement.  They had three companies making offers, and of course, accepted the deal most beneficial to their property owners.  LGA wasn't as far along in the process as they were, so we were quite surprised to receive an offer already.  We met with the MANA folks twice, talked on the phone with them on other occasions, and along with Paloma representatives, resolved to our satisfaction any issues we had.  Considering what's at stake, it was a cordial experience.
 

 

MANA is bounded by Interstate 20 on the south, Kelly Elliott on the east,
Mayfield Road on the north, and Little Road and Green Oaks on the west.
